Job Overview
The Real Estate Development Manager will lead the end‑to‑end delivery of mixed‑use and commercial development projects from concept through completion. Reporting to the Head of Development, the manager will coordinate cross‑functional teams, manage stakeholder relationships, and ensure projects meet financial, regulatory, and sustainability targets. This role is pivotal in expanding JLL’s portfolio in the Northern Region, aligning with national development plans, and delivering high‑quality assets that meet market demand. The successful candidate will be instrumental in identifying new opportunities, conducting feasibility studies, and overseeing construction execution while maintaining rigorous risk management. Key Responsibilities
- Lead the planning, design, and execution of real estate development projects valued up to USD 50 million.
- Develop comprehensive business cases, financial models, and risk assessments to secure project approvals.
- Coordinate with architects, engineers, contractors, and local authorities to ensure compliance with zoning, environmental, and building regulations.
- Manage project budgets, schedules, and performance metrics, delivering projects on time and within cost targets.
- Negotiate land acquisition, joint venture agreements, and procurement contracts.
- Oversee construction progress, quality control, and safety standards, implementing corrective actions as needed.
- Engage with community leaders and government officials to foster positive relationships and secure necessary permits.
- Prepare regular status reports for senior leadership and investors, highlighting key milestones and variances.
- Drive sustainability initiatives, integrating green building practices and ESG considerations into project design.
- Mentor junior staff and promote knowledge sharing across the development team.
Required Skills
- Strong project management and leadership abilities with a proven track record of delivering large‑scale real estate projects.
- Advanced financial modeling, budgeting, and cost control expertise.
- Excellent negotiation and stakeholder management skills.
- In‑depth knowledge of Ugandan land law, building codes, and environmental regulations.
- Proficiency in project management software (e.g., MS Project, Primavera) and BIM tools.
- Effective communication, both written and verbal, with the ability to present complex information clearly.
- Strategic thinking with a focus on market trends and investment opportunities.
- Commitment to health, safety, and sustainability standards.
Education
A Bachelor’s degree in Real Estate, Architecture, Civil Engineering, Business Administration, or a related discipline is required. A Master’s degree or professional certifications such as PMP, RICS, or CFA are highly desirable and will be considered an advantage during the selection process.
Experience
Candidates must possess a minimum of seven years of progressive experience in real estate development, project management, or construction management. Experience within the East African market, particularly in Uganda, is preferred. Demonstrated success in managing multi‑disciplinary teams, handling complex negotiations, and delivering projects that meet financial and sustainability goals is essential.
Salary
The compensation package ranges from SSP 30,000,000 to SSP 45,000,000 per annum, commensurate with experience and qualifications. The package includes performance‑based bonuses, health insurance, pension contributions, and other statutory benefits aligned with Ugandan labor laws.
